Vision Construction and Consulting Inc. will play a lead role starting with the preconstruction phase. During this period, VCC will attend all team meetings. Our input will include addressing the issues of construction documents progress, technical aspects of construction means and methods as well as on-going cost estimates and scheduling up-dates.
VCC will organize and conduct pre-bid and site evaluation meetings with the prospective bidders. Following such meeting VCC will submit minutes to the project team, including all inquiries raised at the meeting and a recommendation for clarifications to be made to the bid documents as a result of such inquiries.
Value Engineering is a disciplined effort to analyze the functional requirements of projects for the purpose of achieving the essential functions at the lowest total cost (capital, operating and maintenance) over the life of the projects. Value Engineering is a systematic, organized approach designed to optimize the value of each dollar spent. It is a management tool for complimenting rather than replacing other cost reduction and cost-effectiveness techniques.
Through a system of investigation, high cost areas are identified and modified or eliminated it they not contribute to the systems basic functions. Less costly alternatives for specifics functions are developed and proposed to the Architect.
The steps we normally follow in Value Engineer include:
A design reviewed, Identifying items of potential cost savings.
Additional alternates are proposed for selected items.
A selection is made of those alternates that result in substantial savings.
Value Engineering can take place throughout the duration of a project; however, the sooner this process can start, the greater the benefit. During the programming phase, the “team” should analyze the site usage, understand the proposed facility, and determine an optimum solution with regard to what should be included.
As the “team” proceeds into schematic design, construction phasing and logistics plans are thoroughly analyzed and alternate systems are evaluated.
As the documentation proceeds into design development, more value engineering suggestions are analyzed. The “team” will review the advantages of pre-purchasing certain pieces of equipment and will also do a complete study on availability of materials.
The “team” will also review the cost advantage of substituting less costly materials for the more expensive items: the reason for doing this is so the Owner can make logical decisions on the level of quality he can attain for the projected expenditure.
In summary, the “team” must take on the task of paring down cost to only their essentials without scarifying quality in short greater value for the same or less money.
VCC will provide budget estimates based on the experience gained each day. VCC is an active buying participant in all if the nation’s major construction markets. VIC’s estimating team approach quickly tracts and reports continuous design changes and alternatives that are such an important part of the preconstruction development phase. The process of recommending, evaluating and analyzing alternate solutions to archive desired effects and program economics is a major function if the estimating team during preconstruction.
While the study of alternate solutions plays an important part of the estimator’s role during design development it is only part of the total responsibility, a responsibility that involves total project budget control. Budget control is exercised through continuous review of the design as it develops. The process starts with a project cost model developed at the concept stage and agreed upon by the Owner and his designer.
Constructability reviews are performed early in the project, for the purpose of reviewing the existing drawings and specifications and evaluating the various building systems based on our varied experience on numerous projects. Specifically the review:
The evaluation of specific building details for practicality and efficiency of design;
The technical of review of details and building systems to clarify the sequence of construction and the impact of design tolerances
Practicality evaluations of various building systems mock ups in order to assure a smooth sequenced construction.
A constructability review investigating the details of the various building systems can prevent major delays due to faulty construction sequencing, costly overruns due to incomplete purchasing procedures, and faulty designs as previously encountered in similar situations.
Our staff will work with your design team and our estimators to insure a functional building that maximizes the design within the constraints of the approved budgets.
VCC’s main concern is to minimize construction impact to the ongoing building operations and the surrounding tenants.
VCC will develop a logistics plan. Before the initial project estimates and schedule are developed, VCC will analyze the physical constraints and advantages of the building, and initially organize the flow of labor and materials into the new construction. Such analysis is vital to an accurate understanding of the formidable construction problems associated with any building project.
The logistics plan will be developed, showing locations of all temporary constructions facilities, including hoisting, construction offices, refuse removal chutes, safety equipment, loading dock requirements, etc.
The site logistics plan will include reference to all surrounding activities that may be affected. Confirmation of the ability to maintain a smooth flow of material and labor into around the project building is a key to the development of an efficient project schedule.
